You can have all of these benefits for a yearly non-refundable membership fee of only $100.00 and a 25% referral fee for the listing or the selling side of the transaction in the event that you list or sell and close on a property that has been derived from any of the home retention or buyer purchase assignments or leads given you by NEIGHBORGATE. In the event that we provide you with the listing and the buyer lead, then the referral fee shall be 25% for the listing side and 25% for the selling side. In the even that you would prefer to work with us as your short sale negotiators and facilitator and have NEIGHBORGATE negotiate and handle your personal short sales, communication, document preparation and follow up from start to finish and obtain your approval from the bank, our associates are some of the best in the business! We only require 25% negotiation fee which will help you list and close more deals while letting us handle all the work. And here’s a BONUS for using us. In the event that NEIGHBORGATE receives a commission or a facilitation fee from the bank, NEIGHBORGATE will split that amount outlined on the HUD 1 with you 50/50! Example: 2% of $300,000 = $6,000. To get started, please fill out the form on the next page and tell us about yourself. After your application is reviewed, you will be contacted by an area supervisor. Please note that NEIGHBORGATE has one of the highest -- if not the highest -- qualification standards in the U.S. and so not all applications are accepted. NEIGHBORGATE reserves the right to accept or deny any application that is submitted.

If you are accepted, you will be given a link with a username and password that will allow you to log in, update or edit your information, and choose up to 150 zip codes that you are willing to work in your state. Through this link, you can also take your one-hour webinar training course, and begin receiving bi-weekly assignments of at least 1 Listing or Buyer lead per week.

NEIGHBORGATE rates your overall performance while our D.A.R.C.O. (Data Analyzing Robot Communicating Operator) software which evaluates your production to determine whether your assignments should be increased or decreased. Within 90 days from your enrollment, NEIGHBORGATE makes the final decision on whether or not you deserve to be part of our network of real estate professionals. If we find that you are not completing many of your assignments in a timely manner and that your assignment completion ratio is less than 20% (meaning out of 10 assignments, at least two lead to loan modifications or possible listings or buyer purchases), NEIGHBORGATE will exercise its right to terminate our agreement and send you a two-week “non-performance” termination notice. In this case, your $100.00 enrollment fee is forfeited and will not be nonrefundable.
